TELECOMMUNICATIONS LAW
Network Development
Snyder & Snyder, LLP represents leading telecommunications companies in the construction of wireless, cable
and fiber optic networks. Our clients include Sprint Nextel Corporation, Verizon Wireless, T-Mobile, Cingular
Wireless, Crown Castle Communications, and numerous other brand name carriers. Our firm handles all aspects
of network development including land use and zoning, lease negotiations, title reviews, pole attachment
agreements and litigation related to securing zoning approvals. We are particularly active in the wireless
arena, and have secured zoning approvals for nearly 2000 rooftop wireless sites, for at least 250 free standing
towers (several of which are in New York City) and for countless microwave and dish antennas. We have secured
siting approvals for monopoles on watershed property, in historic districts or for antennas attached to landmark
buildings. We regularly assist clients in preparing RFP responses for wireless installations, and have assisted
in preparing RFP responses for wireless installations at major regional airports, at military bases such as West
Point, and for antennas attached to street signs and light poles in New York City. Whether we are navigating NEPA
and SHPO compliance, challenging the legality of unduly restrictive wireless siting laws, securing property tax
reductions for wireless assets, beating back "misguided" wireless consultants, negotiating in-building wireless
access agreements for regional shopping malls or airport terminals, or litigating the statutory and constitutional
rights of wireless licensees, Snyder & Snyder, LLP has unparalleled experience overcoming challenges to the
development of wireless networks.

ZONING AND LAND USE
On behalf of a wide variety of corporate, private, and non-profit clients, our attorneys regularly appear before municipal zoning and planning boards throughout New York, New Jersey and Connecticut. We are thoroughly familiar with all forms of zoning and land use regulation, including the particularly arcane procedures of land use agencies such as the New York City Board of Standards and Appeals, the New York City Planning Commission, the New York City Historic Preservation Commission, the New York State Office of Historic Preservation, the New York State Cemetery Board and the New Jersey Meadowlands
Development Commission.
We have successfully obtained zoning, planning, architectural and environmental approvals for hundreds of high profile, and often controversial, public utility projects, including wireless telecommunications towers, telephone switching facilities, the extension of a natural gas pipeline, and the construction of two refuse burning power plants. In addition, we represent Wal-Mart Stores and Sam's Clubs on both standard and non-traditional zoning and regulatory development projects. We have represented public utility clients in zoning matters before the New York City Board of Standards and Appeals.
We also advise clients with more modest needs, such as representing the private Windward School and several small day care operators in various zoning matters involving the construction of new educational facilities. No matter what the project, our attorneys are educated in the most up-to-date Smart Growth and land use reform theories and can often solve the most knotty land use dilemmas.
The Zoning and Land Use Department is lead by Robert Gaudioso, who graduated from PACE University with a J.D. in law and a Masters of Laws in Environmental Law.

ENVIRONMENTAL LAW
We often advise clients on all aspects of environmental compliance, with a particular emphasis on the management
of solid waste, hazardous waste, asbestos, storm water and petroleum contaminated soil. We are active in environmental
litigation and have prepared and negotiated settlements and consent orders involving the cleanup and closure of hazardous
waste disposal sites in several states.
Our attorneys are thoroughly familiar with the environmental review process, the preparation and review of environmental
impact statements and the preparation and review of Phase I and Phase II environmental audits for industrial, commercial and
residential properties. We are well versed in the new federal "All Appropriate Inquiry" rule which buyers must observe if they
are to avoid liability from the purchase of contaminated real estate.
Many of our attorneys who practice in the environmental area graduated from the prestigious Environmental Law Program at
Pace University School of Law, ranked third in the nation for expertise in environmental law and litigation training. David
Snyder, who heads the environmental practice, has secured environmental permits for some of the largest solid waste management
facilities in the United States, including the resource recovery (waste-to-energy) facilities in Westchester and Dutchess Counties,
and numerous solid waste transfer stations, landfills and material recovery facilities.

REAL ESTATE AND COMMERCIAL TRANSACTIONS
Real estate and commercial transactions are an important part of our practice. We structure joint ventures, negotiate
and review of commercial leases, review software licensing agreements and regularly represent clients in the formation
of business entities and in the purchase and sale of business interests.
In the area of real estate finance, our attorneys represent domestic and international clients in all aspects of real
estate development. Our firm is often engaged to perform real estate due diligence which includes the review of complex
ground and major tenant leases, as well as the review of title reports and related public records.
We are experienced in the preparation and review of real estate loan documentation including mortgages, notes, deeds
of trust and indentures. We have negotiated commercial leases for national retail tenants seeking space in major shopping
centers, office buildings, and public venues, such as the World Trade Center Concourse and the passenger terminals of many
international airports.
The Corporate Law and Real Estate Finance Department is lead by Leslie J. Snyder, who graduated from the Wharton School
of the University of Pennsylvania with a degree in Finance, and from the New York University School of Law where she was
the Articles Editor of the International Journal of Law and Politics.

EMERGENCY RESPONSE AND CRISIS CONTROL
Snyder & Snyder, LLP is there to serve its clients' needs, with at-the-ready assistance in good times and bad. This commitment was evident when the tragic attack on the World Trade Center knocked out critical wireless telecommunications facilities for a number of our clients. Before the sun had reached high-noon, Snyder & Snyder, LLP attorneys were mobilized and working round the clock to secure emergency equipment back-up systems, fast tracking negotiations for new locations for facilities, and making it possible for our clients to re-establish critical communications networks.
Since then, preparing emergency response contingency plans, has become an important part of our services. At a time when almost nothing feels certain, our clients know they can count on us for fast, targeted damage control in the event of a major crisis.
